Our Services
We carry out residential roof replacement, roof repair, roof leak repair, storm and hail damage repair, roof inspections, siding and gutter and downspout work, together with the attic ventilation work associated with them, for properties in Magnolia, New Jersey and the boroughs around it.
We do not undertake commercial roofing, low-slope membrane systems, metal roofing, solar installation, window or door work. Where a job falls outside what we do, we say so rather than attempt it.
Use of the Website
These pages are published so that homeowners can understand how attic ventilation affects a roof and what each job involves. They describe general practice rather than your particular house, and nothing here is advice about a specific property.

Visits, Findings and Estimates
The visit and the written estimate that follows it are provided at no charge and place you under no obligation.
A visit records what was visible and reachable on the day, above and below the deck. It is not an assurance about how a roof will behave afterwards and it says nothing about parts of a building that were not inspected.
Where something is found only once a covering is lifted — a soft deck, a rotten fascia, an earlier repair hidden underneath — work stops, it is photographed, and the change is agreed at the rate already stated on the estimate before anything further is done.
Ventilation Work
Intake, baffles and exhaust work is quoted as separate items and can be declined. Where it is declined, the covering is still installed to the manufacturer's written instructions, but we will say plainly on the estimate that the loft conditions are not being corrected.
Permits
Where the borough requires a permit, we apply for it and the fee appears as its own line on the estimate. Inspections required under that permit are arranged by us.
